Yes, there are Polish-speaking agents in Dubai, and it helps to have one. The steps and costs are different from Poland, and they are easier to follow in your own language.
How buying in Dubai works for buyers from Poland
- You do not need to live in the UAE. Foreigners can buy freehold property in areas such as Dubai Marina, Downtown and Emaar Beachfront.
- The offer becomes a contract. Buyer and seller sign a sales agreement (Form F), and the buyer usually pays a 10% deposit.
- The transfer happens at a Dubai Land Department trustee office. You can attend in person or use a power of attorney.
- Plan for extra costs. The Dubai Land Department fee is 4% of the price, plus admin fees. The agency fee is usually 2% plus VAT.
Questions to ask before you buy
- Does this building fit my plan: living there, renting it out or both?
- What did similar homes in the same building actually sell for?
- How will I move money from Poland, and what does my Polish tax adviser say about rental income?
